However, a home loan is a substantial and long-term financial commitment, whether you are financing a home as a couple (married or not), as business partners, or even as friends.
A joint home loan is a bond that is guaranteed by at least two parties.
It’s of vital importance to research joint homeownership and consider all of the ramifications before deciding if this is the best decision for you.

Understand the terms and conditions
“The big agency that makes the final decision with these kinds of things are Deed’s Office, they will register the property in two or more of their names, these are the people who sign the offer to purchase, you will also need to ensure you check if there are any limitations with that kind of property you purchasing. For example, you can’t buy more than one small holding in Chartwell under one name.”

Jointly and severally liable
“The bank will hold the buyers jointly and severally liable, which means, if one person defaults, person two will be responsible for the full bond. They will have to carry each other in totality. “
Community of Property
“If you are married in a community of property, you can not enter into any financial or legal agreement without the other party co-signinng.”
“For those married in the Community of Property, a home has to be purchased jointly. For those married outside the Community of Property, partners can decide whether they wish to purchase the home jointly.”
